When a Real Estate Agent lists a home, they put
down a percentage commission (example: 6%). That
commission is to be paid by the Seller to the
Agent or Agents who sell their home. If the Listing
Agent is the only Agent in the transaction, and
you the Buyer don't have an Agent, that listing
Agent (who only represents the Seller) gets the
entire commission (example: 6% Commission--Listing
Agent 6%, No Buyer Agent/Representation Present;
however, if you have a Buyer Agent, you get representation,
and the Seller pays for it with the other half
of the commission agreed to when listing the property
originally (example: 6% commission--Listing Agent-3%,
Buyer Agent-3% All Paid By Seller). Some people
think that if they don't have an Agent, they will
save money or be able to negotiate the amount.
That is usually not the case. If the Listing Agent
decides not to take the entire commission, that
money goes back into the Sellers pocket, not yours!
